Florida Strategic Realty Advisors, LLC has formed the Florida Strategic Opportunity Fund, LLC to invest in the Tampa Bay area of Florida in residential real estate by buying distressed properties.
The Fund is targeted to deliver income and capital gains to investors by seeking to buy homes at sizeable discounts using proven methods.
"The lack of buyers and the surplus of sellers means that we can continue to buy properties at a fraction of what their value might be even if the market continues to go down," Roger Taylor, Chairman, said.
Taylor noted that during the last few years of bad real estate market, he has consistently produced outstanding profits. "We buy at outstanding cap rates and strong rent to price ratios. We can sell to lease option tenants and work to improve their credit so they can buy the homes at full value. Looking at this situation shows you why we can get such large profits with little downside risk."
Taylor is not concerned about the competition. "All the bad news about foreclosures and the difficulty getting mortgages for single-family homes, along with the lack of institutional players, means that we have few significant competitors."
